    Position Title: Project Manager

    Compensation: Negotiable $100,000 +

    POSITION SUMMARY

    The Project Manager will provide overall management and direction for projects. Responsibilities include customer interface, client development, project scoping, scheduling, procurement, cost and progress monitoring, management, and reporting. 

    ESSENTIAL FUNCTIONS

    Responsible for supervision and management of all survey activities related to conventional, GPS, and Laser Scanning surveys.

    Ensure that all bids and estimates for work are established based on the profit and growth objectives of SSMC.

    Create a scope of work for all projects through client negotiation and knowledge of the project, which will define all the project details and be used as a communication tool between the Project Manager, the Field Teams, and the CAD Technicians.

    Ensure that all letters and proposals sent out to a client or a potential client are in the form of routine correspondence for SSMC.

    Ensure that the final product's technical and QA/QC is being implemented before being submitted to a client.

    Ensure that all RFPs are submitted on time and that all bids and estimates for work are established based on the profit and growth objectives of SSMC.

    Ensure that a comprehensive job packet consists of research materials, the scope of work, the work order, and all necessary forms to complete the project.

    Develop comprehensive schedules for long-term projects that reflect the estimated time frame for completion of work based on the scope of work negotiation with the client. Prepare cost and time estimates for survey proposals.

    Provide day-to-day guidance and direction to field personnel, including feedback on performance.

    As necessary, provide proper training and support to field staff in survey procedures.

    Verify that proper research is performed on all projects before being released to the field team.

    Organize and document a post-project meeting that will highlight any project phases that could have been improved through organizational structure, communication with the field and/or client, estimated schedule, and a review of the job cost (estimated to actual, including a variance report).

    Organize project folders under your direction to be purged and ready for scanned.

    Generate new business leads using various marketing strategies.

    Engage and assist in client marketing.

    Strengthen existing client relationships.

    Participates in and supports the development of long-term goals and objectives.

    Ability to read and interpret engineering plans and construction documents.

    Accommodate client and job site needs by responding to all inquiries in a timely and professional manner.

    Occasionally work in the field performing surveying tasks.

    May perform light office duties including but not limited to filing, making copies, and scanning.

    May carry out other duties as assigned by management.

    EDUCATION / EXPERIENCE

    Registered Professional Land Surveyor (or ability to obtain PLS within one year) preferred

    Must be Surveyor-in-Training (SIT) or Certified Survey Technician IV.

    2-year degree in Surveying, Engineering or 4-year degree in Engineering or related field, from an accredited vocational school, college, university or combination of experience and training which demonstrates the ability to perform the above-described duties.

    Minimum of 5 to 10 years of managing/surveying infrastructure projects supporting state and local government agencies.

    Perform Boundary Surveys & ALTA/NSPS Land Title Surveys & As-built plans.

    Familiarity and experience in using MicroStation are required to support all aspects of FDOT transportation projects.

    SKILLS & ATTRIBUTES

    Proficient with AutoCAD, other CAD programs, and Microsoft Office suite

    Computer skills and technical competence.

    Proven working experience in project management.

    Excellent client-facing and internal communication skills.

    Outstanding written and communication skills and understanding of how to provide overall client/project management are a must.

    Solid organizational skills, including attention to detail and multitasking skills.

    Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.

    Able to deal with frequent change, delays, or unexpected events.

    Works with the team; contributes to a positive team environment; welcomes feedback.

    Approaches others in a tactful manner; Reacts well under pressure; Accepts and adapts to frequent change.

    Requires a valid driver's license and must maintain eligibility to drive as per the Company Vehicle Policy.

    May occasionally lift and/or move up to 10 pounds.

    POSITION SUMMARY

    Performs Quality Assurance reviews of control surveys, right-of-way maps, parcel sketches, and other right-of-way related surveys and maps prepared by in-house and consultant staff. Ensures proper judgment has been used in establishing correct property boundaries in accordance with the intent of the deed of record. Check geometric accuracy and completeness, verifies adherence with Chapter 472 Florida Statutes, Minimum Technical Standards Chapter 5J17 Florida Administrative Code, Department policies and procedures, including compliance with Computer Aided Drafting & Design (CADD) standards.

    ESSENTIAL FUNCTIONS

    • Assists in preparation of Right of Way Control Surveys and Right of Way Maps for in-hour projects.
    • Ensures adherence with chapter 472 Florida Statutes, Minimal Technical Standards Chapter 5J17 Florida Administrative code, department policies and procedures, including compliance with CADD Standards
    • Sign and seal survey maps, prepare and certify legal property descriptions and review consultant prepared legal property descriptions.
    • Research existing records for upcoming projects  to determine scope of services and respond to public survey and map information inquiries.
    • Establishes survey alignment and right-of-way boundaries for electronic design survey files.
    • Review information on consultant design surveys and coordinated modifications as needed.
    • Compares right of way maps with roadway plans to verify limits of construction and right of way requirements are consistent.
    • Preforms survey calculations for in-house survey crews.
    • Trains in-house survey crews in new technology and survey methodologies.
    • Trains staff in effective use of CADD equipment and related software for the preparing, revising and reviewing of survey drawings, maps, and legal descriptions.
    • Ensures the review, management, archive and delivery of all consultant and i- house survey data, aerial imagery, and lidar data for work program projects.
    • Reviews in-house surveys to ensure conformity to all applicable standards and procedures.
    • Analyze complex surveys and products delivered by consultants utilizing department supported design, and surveying and mapping software.

    EDUCATION / EXPERIENCE

    • Knowledge of principles, practices, laws and regulations governing the surveying and mapping profession.
    • Experience in negotiation project scopes and staff hour estimates.
    • Supervisory experience, including experience in coaching, mentoring, and motivating employees.
    • Ability to read legal descriptions, maps, plats, and plans.
    • Established experience mapping to FDOT Standards & Procedures
    • Established experience mapping in Microstation and/or OpenRoads
    • Established experience with FDOT projects

    Job Summary:

    We are seeking a detail-oriented and experienced Professional Land Surveyor to join our team. The successful candidate will be responsible for conducting land surveys, preparing site maps, and providing precise measurements that are essential for construction and land development projects. This role involves working with engineers, architects, and other professionals to ensure accurate land assessments and compliance with regulatory standards.

    Key Responsibilities:

    • Conduct Land Surveys: Perform field surveys to determine property boundaries, topography, and elevation. Utilize surveying instruments and technology to gather accurate data.
    • Prepare Survey Reports: Create detailed maps, plots, and reports based on survey data. Ensure all documentation is clear, accurate, and in compliance with legal requirements.

    • Regulatory Compliance: Ensure all survey activities comply with local, state, and federal regulations. Prepare and submit necessary documentation to obtain approvals and permits.
    • Coordinate with Project Teams: Work closely with engineers, architects, and contractors to ensure survey data is accurately interpreted and applied.
    • Quality Assurance: Implement quality control procedures to maintain high standards of accuracy in all survey activities.
    • Equipment Maintenance: Maintain and calibrate surveying instruments and equipment to ensure reliability and precision.
    Qualifications:

    • Education: Bachelor’s degree in Surveying, Geomatics, Civil Engineering, or a related field.
    • Licensing: Must hold a valid Professional Land Surveyor (PLS) license in the state of Alabama.
    • Experience: Minimum of 4 years of experience in land surveying, with a strong background in boundary and topographic surveys.
    • Technical Skills: Proficiency with surveying instruments (e.g., GPS, Total Stations), CAD software, and other relevant tools.
    • Analytical Skills: Strong ability to analyze data, resolve boundary issues, and interpret complex legal descriptions.
    • Communication Skills: Excellent verbal and written communication skills, with the ability to prepare clear and concise reports.
    • Attention to Detail: High level of accuracy and attention to detail in measurements and documentation.

    Work Environment:

    • Field-based work with regular outdoor activities, often in varying weather conditions.
